Long Island Housing Services (LIHS) advocates for fair housing which is decent and affordable through its HUD-approved housing counseling and fair housing enforcement services. LIHS counsels tenants, prospective renters and purchasers of housing related to local, state and federal Fair Housing laws, helps to investigate, gather and articulate evidence of discrimination and assists victims and/or undertakes to formally challenge illegal discrimination utilizing government enforcement agencies. LIHS educates those seeking assistance as to fair housing rights and issues so suspicions or incidents related to discrimination may be investigated and reported where sufficient cause/evidence exists. LIHS provides advocacy services to explain the local, state and federal administrative grievance procedures and assists to guide as to options to pursue enforcement through private litigation (e.g. Federal District Court) when evidence is substantial, acts as advocate for victims of discrimination in administrative complaints pertinent to challenging illegal discrimination and helps to identify expert Fair Housing attorney. LIHS also monitors housing practices and provides industry, non-profit service providers and government training and education for fair housing. Additionally, counseling is provided for renters/tenants/landlords and for homeowners in default or at risk to prevent foreclosure or guide to minimize financial loss if retention/loan modification not possible. Since 9/2010 LIHS provides legal services for homeowners facing foreclosure. In 2012, LIHS has initiated project to educate the public to avoid and report mortgage rescue scam and loan modification scam operations. LIHS also counsels first time home buyers when resources allow so that buyers are fully informed of loan products, will avoid scam and predatory terms and will be properly prepared for homeownership and be knowledgeable about government programs geared to assist first time buyers to obtain homeownership. LIHS also acts as a regional clearinghouse and makes referrals for needed legal and community resources and services. LIHS does not charge a fee for any of its services to individuals.
